Buying a House With a Sewage Treatment Plant

What to ask for before buying an off-mains property: plant details, discharge information, service history, emptying records and signs of trouble.

A treatment plant should be treated as part of the property’s essential infrastructure. Before buying, you want to know what is installed, how it has been maintained and whether there are signs of an unresolved problem.

Ask what system is installed

Get the make, model, approximate installation date and location of the main plant and discharge route. Ask for the manual if it is available.

Request maintenance records

Service sheets, invoices, repair history and desludging records help establish whether the system has been looked after and whether the same fault has occurred repeatedly.

Understand the discharge

Rules differ according to where the treated effluent goes and which UK nation the property is in. In England, the General Binding Rules set conditions for small sewage discharges and the seller must pass relevant system information to the new operator.

Consider an inspection

If the history is unclear, the plant is old or there are visible warning signs, an independent inspection before purchase can provide useful information about condition and likely maintenance needs.
